Before touring the Tiny Home we ask the seller to complete a Seller Unit Disclosure Form. This outlines the current condition of the home in writing so you can clearly understand what you’re considering before investing time, energy, or travel. No surprises, no pressure.

Once you’ve had time to review the disclosure, we’ll coordinate a FaceTime or in-person tour, based on what works best for your schedule and the seller’s availability.

During the tour, you’re encouraged to take your time. Bring a list of questions, open cabinets, look closely, and really feel into the space. This is your opportunity to explore how the Tiny Home functions and how it feels without being rushed.

We’re here to support you through each step, making sure you feel informed, comfortable, and confident before moving forward.

When you’re ready, you can share your offer directly with your Tiny House Society Buyer Agent by text, email, or a quick call. Together, we’ll shape the terms in a way that feels comfortable and aligned with your goals.

Your offer can include price, timing, contingencies, delivery considerations, and any conditions that matter to you. There is no “right” or “wrong” offer and no pressure to overextend yourself.

There is no offer too high, too low, or too uncomfortable if it feels right to you. If you’re comfortable making an offer, it’s worth making. Your Buyer Agent will present it clearly and professionally, and handle the back-and-forth alongside you so you don’t have to do it alone.

This is your moment to advocate for yourself calmly, confidently, and with support every step of the way.

Once terms are agreed upon, payment and delivery are handled in the way that feels most comfortable and secure for both you and the seller.

You may choose to pay the seller directly via wire transfer or cashier’s check or you can use the Tiny House Society escrow option for added peace of mind.

If using Tiny House Society escrow:

• The seller sends the title to Tiny House Society

• The buyer sends payment to Tiny House Society

• Funds are released to the seller only with the buyer’s permission

• The title is released to the buyer only with the seller’s permission

This creates a neutral, protected exchange where neither party is exposed or rushed.

For delivery, we help coordinate insured, professional transport. We collect the driver’s insurance information and driver’s license, and place everyone the buyer, seller, and transporter into a shared group text.

During transport, the driver provides real-time location updates and progress check-ins, so you’re never left wondering where your home is or what’s happening next.

Everything is done transparently, at a pace that feels safe and respectful. You stay informed, in control, and supported the entire time.

Once your Tiny Home arrives, this is your moment to slow down and make it yours.

Before fully moving in, take time to walk through the Tiny Home, confirm everything arrived as expected, and get comfortable with how the systems work. There’s no rush this is about starting well.

We encourage you to ease into the transition: connect utilities, arrange your essentials, and set up the space in a way that feels peaceful and supportive. Whether you’re placing your favorite chair by the window, hanging the first piece of art, or simply enjoying the quiet, this step is about grounding into your new chapter.
