Where you can legally keep it

Parking is the constraint most buyers underestimate, and it is decided locally rather than at state level. Two neighboring counties in Oregon can take opposite positions on the same tiny home. Before you buy, confirm in writing with the planning or zoning department that covers the exact parcel where the tiny home will sit.

  • Ask which category applies. A tiny home on wheels is usually treated as an RV, a park model, or an accessory dwelling unit. Which one decides everything else.
  • Ask about duration. Many places permit an RV on private land for a limited stay but not as a permanent residence.
  • Ask about utilities. Permanent water, sewer or septic hookups often trigger a different set of rules than a self-contained build.
  • Check certification first. RVIA, NOAH or ANSI certification is what most RV parks, lenders and insurers require. An uncertified build narrows your options considerably.
